You have decided to sell the house in which you lived in up to now, or which you received as an inheritance with no intention of living in it. But how to make it presentable for the buyer? Here are some steps to prepare your house for sale.

- The valuation
Obviously, first of all, you need to understand how much the house you are putting up for sale might be worth. This will allow you to establish a fair price. This is a step that should be taken care of by a property market expert. The latter's valuation will take into account a number of factors: the location, the state of maintenance, the size, the age of the building and the type of house. Small houses that are currently in high demand, for example, have lower prices.

- Carrying out repairs and maintenance
If you want to prepare your house for sale, it will be essential to check that there are no faults that need to be repaired and no worn or unstable parts. If there are any, it will be necessary to repair them before you put it up for sale. It goes without saying that any defects would lower its commercial value. The parts to watch out for are: plumbing, mains electricity, painting of the walls, tiles (broken or cracked ones should be replaced), the walls (watch out for cracks!).

- Remove the unnecessary and clean
Nobody likes to buy a dirty or cluttered house. So, first of all, superfluous furniture and knick-knacks must be removed. All personal belongings such as photographs, mementos, works of art will have to be removed (also because we would certainly not want to leave our 'treasures' in the hands of strangers!). Even more so, religious or political symbols will have to disappear. This will also be good preparation for our move.

- Take care of the lighting
To prepare the house for the sale, check the light bulbs and replace those that do not work or are too dim. Replace cold lights with warm ones to make the interior feel cosier. There may be a need to buy additional lamps if some rooms are not well lit. If potential buyers come to visit during the day, we should open up blinds and shutters to let in as much natural light as possible: a house bathed in sunlight will certainly make a better impression.
